When to inspect

When You Need an Inspection

The most common triggers are buying or leasing a commercial property, the start or end of a lease, a request from your insurer, completing a renovation or fit-out, and body corporate obligations for common property.

Common issues we find include missing or failed safety switches, overloaded or outdated switchboards, damaged leads and outlets, and DIY or non-compliant work.

  • Purchase or lease
  • Lease handovers
  • Insurance requests
  • After fit-outs
  • Body corporate obligations
  • Periodic safety checks

Records

Certificates, Records and Rectification

After electrical installation work, Queensland contractors must provide a certificate of testing and safety. For ongoing compliance you also need test registers, RCD results and emergency lighting logbooks – and they need to be easy to find when an insurer or auditor asks.

When an inspection finds defects, serious safety issues are made safe straight away. Other items are quoted and scheduled, and after repairs the affected circuits are retested and your records updated.

FAQs

Compliance Services FAQs

Who can carry out electrical compliance testing in Queensland?

Testing and inspection of fixed electrical installations, and any repairs, must be carried out by a licensed electrical worker employed by a licensed electrical contractor. Some tasks, such as testing and tagging portable equipment, can be done by a competent person, but rectifying any faults found must still be done by a licensed electrician.

What is a certificate of testing and safety?

In Queensland, a licensed electrical contractor must give the person who requested the work a certificate of testing and safety after completing electrical installation work. It confirms the work has been tested and is electrically safe. Keep these certificates with your property records, as insurers and buyers may ask for them.

How often should commercial electrical compliance be checked?

It depends on the type of workplace and equipment. AS/NZS 3760 sets testing intervals for portable equipment and RCDs based on the environment, emergency lighting is tested six-monthly under AS/NZS 2293.2, and many businesses add an annual safety inspection or thermal scan as part of preventative maintenance.

Do rental properties in Queensland need safety switches?

Yes. Queensland’s electrical safety regulations require rental homes to have a safety switch protecting the power outlet circuits. Landlords and property managers should also make sure smoke alarms meet current Queensland laws and that electrical faults reported by tenants are repaired promptly by a licensed electrician.

What is the difference between test and tag, RCD testing and an electrical inspection?

Test and tag checks portable appliances and leads. RCD testing checks that safety switches trip quickly enough to protect people. An electrical inspection looks at the fixed installation, such as switchboards, wiring, outlets and earthing. A complete compliance program usually combines all three with emergency lighting testing.

What happens if an inspection finds defects?

You receive a report listing each defect with its location and priority. Serious safety issues should be made safe straight away. Other items can be quoted and scheduled. After repairs, the affected circuits are retested and records are updated so you have evidence the issues were resolved.
