Keep your site lit

Lighting That Works – Every Day, in Every Area

A dark stairwell, a flickering office or a car park with lights out is a safety risk, a bad look for customers and a headache for whoever manages the site. Lighting maintenance keeps it from happening.

FCS Electrical and Solar maintains lighting for facility and property managers, strata committees, retailers, hospitality venues and industrial sites across the Sunshine Coast. We can work to a schedule, respond to faults, and recommend LED upgrades where they make sense.

Scheduled vs reactive

Planned Maintenance Beats Waiting for Failures

Reactive repairs fix today’s fault. A maintenance plan reduces how often faults happen.

Fewer Outages

Planned rounds catch failing lamps and drivers before areas go dark.

Group Relamping

Replacing all lamps in an area at once reduces call-outs and keeps light levels even.

Lower Access Costs

High ceilings need lifts or scaffolds – fewer visits means less cost.

Consistent Standards

Even light levels across the site, not a patchwork of old and new.

Clear Records

A report after each visit for your maintenance file.

Safer Sites

Stairs, exits and loading docks stay properly lit.

Upgrades

LED Retrofits and Upgrades

Replacing old fluorescent or metal halide lighting with LED usually cuts both power use and maintenance visits.

Like-for-Like Retrofits

Where existing fittings suit it, LED retrofits are a cost-effective upgrade.

New Fittings

Where old fittings are worn or unsuitable, full replacement gives a better result.

Responsible Disposal

Old lamps and fittings removed and disposed of appropriately.

Light levels & safety

Workplace Light Levels and Safety

AS/NZS 1680 provides guidance on interior and workplace lighting, including recommended light levels for different tasks. Queensland work health and safety laws require businesses to provide lighting that lets people work and move around safely.

That makes keeping fittings working part of a site’s safety obligations – particularly on stairs, at exits and in loading docks.

Emergency lighting

Emergency and Exit Lighting, Handled Together

Emergency and exit lighting has its own requirements: inspection and discharge testing every six months under AS/NZS 2293.2, with results recorded in a logbook. Combining it with general lighting maintenance keeps one contractor responsible for all lighting on site.

We also plan work around your trading hours where agreed, with safe isolation and the right access equipment.

FAQs

Lighting Maintenance FAQs

What does commercial lighting maintenance include?

It typically covers inspecting fittings, replacing failed lamps, drivers and ballasts, repairing faulty switching, sensors and timers, cleaning diffusers where needed, and checking external and car park lighting. Many sites also bundle in emergency and exit light testing so all lighting records sit in one place.

What is group relamping?

Group relamping means replacing all lamps in an area at once, at a planned interval, rather than one at a time as they fail. It reduces call-outs and access costs, keeps light levels consistent, and is common in warehouses and areas with high ceilings where each visit needs a lift or scaffold.

Is it worth retrofitting old fluorescent or metal halide lights to LED?

In most commercial sites, yes. LED fittings use less energy, run cooler and last considerably longer, which cuts both power bills and maintenance visits. Some fittings can be retrofitted, while others are better replaced entirely, so an on-site assessment is the best way to compare options.

Are there standards for workplace lighting levels?

AS/NZS 1680 provides guidance on interior and workplace lighting, including recommended light levels for different tasks. Queensland WHS laws require businesses to provide adequate lighting so people can work and move safely, which makes keeping fittings working part of a site’s safety obligations.

Can maintenance be done outside business hours?

Lighting work in shops, offices and hospitality venues is often best scheduled before opening or after close to avoid disrupting customers and staff. Talk to us about your trading hours, site access and any safety inductions so the work can be planned around them.

Do emergency lights count as part of lighting maintenance?

They are usually handled alongside it, but emergency and exit lighting has its own requirements. Under AS/NZS 2293.2 they must be inspected and discharge tested every six months, with results recorded in a logbook. Combining both services keeps one contractor responsible for all lighting on site.
